What should I tell my client

I recently dealt with the most difficult agent I have ever dealt with. From the initial contact with this agent on his listing for a bank, owned property was a disaster. This person would not work with my client on anything. We agreed on a thirty-day escrow however, my client did say he was not sure how long his loan would take to process, and we may have to go over a week or two. Normally, most agents do not have a problem with this. This listing agent was not cooperative. He immediately began to threaten me and my client that he would take my clients deposit of $13,000. In a month like November that has 2 holidays Veterans Day and Thanksgiving, the loan officer would be pressured to meet this deadline. The Listing agent refused to cooperate. He demanded more money be deposited in escrow and increased the price of the property by $3,000. A loan condition was to physically inspect the property. The listing agent refused the buyer to pay for some repairs in the bathrooms and kitchen that would comply with the terms of the loan. My client was forced to seek an alternative lender. This listing agent was rude and offensive to my broker, me and anyone who contacted him regarding my client. My client felt discriminated against, and as if the listing agent was purposely putting roadblocks and obstacles in the way in order to prevent my client from closing on time. Is their anything my client could do to or myself to stop predators like this listing agent who put everybody including myself in a very emotionally stressful state. My client’s wife in particular suffered severe stress and emotional discomfort as she entered the last month of her pregnancy. There has to be some form of compensation my clients wife is entitled to due to the abuse she endured at the hands of this barbaric listing agent. Please advise Sincerely, Sales agent JLR
